Blocked Drain Victoria Point
Blocked drains cleared in Victoria Point houses, units, villas and townhouses, by a local team based in Victoria Point. We work cleanly in occupied homes and explain who’s responsible before we start.

In a unit or villa, whose drain is it?
In a body corporate, the first question with a blocked drain is often who pays. Queensland’s rules treat pipes, sewers and drains as utility infrastructure, and the body corporate is usually responsible for any that are part of common property. If it isn’t common property, the lot owner is generally responsible.
The test is specific. Utility infrastructure belongs to the lot owner only if it supplies just that one lot, sits within the lot’s boundaries, and isn’t inside a boundary structure: a floor, wall or ceiling between that lot and another lot or common property. Anything else is common property.
In practice, a blocked shower waste serving only your villa, inside your lot, is usually yours. A shared sewer line that several units drain into, or a pipe running through the slab between two units, is usually the body corporate’s. Downpipes and gutters that span two lots can be common property too.

Sorting it out without a dispute
Which rule applies also depends on how the scheme was registered. The Queensland Government notes that responsibilities differ in practice between building format plans and standard format plans, and that both owners and the body corporate need to know where the lot boundaries are.
If you’re not sure, report the blockage to the body corporate manager or committee first. If it’s urgent, we can clear it and run a CCTV camera through the line so everyone can see where the blockage was. That footage usually settles whose pipe it is.
Many Victoria Point jobs are in units, villas and retirement community homes, with residents at home, limited access and body corporate arrangements to work around. We keep the work tidy, quote before we start, and explain what we found in plain terms.
We’re based at 3 Jordan Dr, Victoria Point, and work under QBCC licence 15504687, with blocked drain emergencies taken 24/7.
Frequently asked questions

Call 0418 871 269Who pays for a blocked drain in my Victoria Point unit?
It depends on whether the pipe is common property. Under Queensland rules, it’s the lot owner’s only if it serves just your lot, is inside your lot, and isn’t within a boundary wall, floor or ceiling. Otherwise the body corporate is usually responsible.
The sewer line is shared with my neighbours. Is it the body corporate’s?
Usually, yes. Utility infrastructure that supplies more than one lot is common property, and the body corporate is generally responsible for maintaining common property.
Should I call a plumber or the body corporate first?
For a shared line, tell the body corporate manager first. If it’s an emergency, such as sewage coming up inside, call us, then let the body corporate know. The camera footage shows where the blockage was.
I live in a retirement village in Victoria Point. Who handles a blocked drain?
Ask the village operator how plumbing repairs are arranged. Villages run under their own arrangements, which can differ from body corporate rules.
Can you show the body corporate where the blockage was?
Yes. A CCTV camera inspection records the line, so the owner and the body corporate can both see the cause and the location.
