No hot water in a rental is an emergency repair
Queensland’s Residential Tenancies and Rooming Accommodation Act 2008 splits repairs into two kinds, emergency and routine. The Residential Tenancies Authority (RTA) lists a failure or breakdown of an essential service or appliance for hot water as an emergency repair. A burst water service and a serious leak are on the same list.
If you rent in Slacks Creek and the hot water stops, contact the emergency contact on your tenancy agreement as soon as you can. The agreement must name a nominated repairer, with their phone number, and say whether the property manager or the repairer is the first point of contact. A phone call is enough, but the RTA suggests following up with a text or email.
If you can’t reach anyone in a reasonable time, the RTA says the tenant or property manager can arrange the repair, up to a maximum of four weeks’ rent.

For landlords, property managers and tenants
If the tenant pays for an emergency repair, they ask the owner or manager for reimbursement in writing, with the receipts, and give them at least 7 days to pay. If the manager pays, they can deduct up to four weeks’ rent before passing the rest to the owner. Disputes over reimbursement can go to the Queensland Civil and Administrative Tribunal (QCAT) as an urgent application.
Whether the call comes from the owner, the property manager or a tenant arranging an emergency repair, we diagnose the fault, repair it where we can, and give the owner a clear quote if the unit needs replacing. Removing the old unit is part of every replacement.
A replacement water heater is notifiable work, so we lodge the QBCC Form 4 and leave the owner with the paperwork. We also fit tempering valves so bathroom taps don’t exceed 50°C, which is required on new and replacement systems.
Our emergency line is answered 24/7, and routine jobs are booked through the office, 7am to 5pm on weekdays. We hold QBCC licence 15504687 and gas licence L90908.
